Mortgage

 

You can finance the purchase price yourself or secure a mortgage with a Swiss bank. The length of a Swiss mortgage is variable. You pay interest and the annual repayment must be at least 1% of the outstanding amount. Usually you have to finance a minimum of 30% of the purchase price yourself. You can choose for a variable or a fixed interest period.

 

Sale of Real Estate in Switzerland

 

The sale of real estate to non-residents is subject to various Swiss laws; the most common is the 'Lex Koller-Friedrich' which was introduced to inhibit the sale of property to non-residents. 

Within the frame of this law the government issues 'x' amount of permits per year to each local area or resort and if a property is to be sold to a non-resident the non-resident will be given the permit to purchase the property. The allocation of this permit can take 2 months and the delivery of the real estate can only happen if there is a permit available. When these permits have been used up, the resort has to wait until the next year to get more.  Fortunately Chalet Plein Ciel has a permit and can be sold to foreigners so UK buyers may still purchase an apartment in this development without obstruction.
